CONDITIONS OF APPROVAL <br /> PA-1400100 <br /> Michael & Amy Weststeyn <br /> Lot Line Adjustment application No. PA-1400100 was approved by the San Joaquin County Community <br /> Development Department on July 2, 2014, which is the effective date of approval. This approval will expire <br /> on January 1, 2016, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors' <br /> Act. - - - - - - <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice <br /> of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels. Parcel 1 to contain 3.20 <br /> acres and Parcel 2 to contain 9.64 acres as shown on the site plan dated May 20, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to <br /> practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. BUILDING PERMIT: A demolition permit for the shed located along the north property line of proposed <br /> Parcel 1 shall be obtained and final prior to the recordation of the Notice of Lot Line Adjustment. <br /> 2.
