CONDITIONS OF APPROVAL <br /> PA-1300106 <br /> CAMARA/QUARTAROLI & ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1300106 was approved by the Community Development <br /> Department on July 22, 2013, which is the effective date of approval. This approval will expire on <br /> January 21, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated June 20, 2013. Parcel One to contain 1.54 acres, Parcel Two to contain 1.54 acres, <br /> Parcel Three to contain 1.27 acres, and Parcel Four to contain 4.51 acres. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. PROPERTY LINE SETBACK: The existing house near the west property line for Parcel Four shall <br /> be setback a minimum of ten (10)feet from the proposed property line.
