The Designated Remainder portion of the property is planted in almonds and has been farmed for the last nine years by Mr. Allen Sipma, who leases the property from Mr. Brown. The region surrounding the property has been dry land and irrigated farmed, particularly in orchards, pasture, vineyards, and row crops for the last several decades. Surrounding irrigation is provided from irrigation wells and District water. An on-site domestic well and septic system serves the house on Parcel I and Mr. Brown's house on the Designated Remainder. Storm drainage flows to the surrounding almond orchard to the north, east, west and south. The property is not subject to the 100-year flood. STANDARD PUBLIC ENVIRONMENTAL RECORD SOURCES County, State and Federal environmental records were reviewed for sites which may have impacted the subject property. The databases accessed did not indicate a problem or potential problem with the subject site. Potential environmental impact from other facilities, whether commercial and/or residential within a one-half mile proximity to the subject site is unknown at this time.-It is,coucekYAb e that there may be groundwater impact at present or in the future, particularly from nitrate due to agricultural inputs. The subject property has been in Mr. Brown's family for several years. The Kelley's have lived in house on Parcel 1 for approximately nine years. The prior owner(s) are unknown. Since the operation and ownership of the subject property is well documented,previous property ownerships were not investigated. There are two primary sources of information which document and define past land use, although they are sometimes difficult to interpret. The first is the use of aerial photographs. Aerial photographs of the subject area in the 1970's from USDA Soil Maps illustrate the existing house and barn buildings in the SWC of the center of the property. Mr. Brown's house had not been built at the time of the photograph. The second source of information can be found on USGS maps. A 1988 USGS quadrangle map for this area indicates the house and barn; however, Mr. Brown's house had not been built yet. No other structures are denoted on the property. There has been no photo revision of this USGS map since 1985. INFORMATION FROM SITE RECONNAISSANCE AND INTERVIEWS The following information was obtained visually and/or through an interview with Mr. and Mrs. Kelley on January 30, 2001: The subject property contains no underground storage tanks (USTs) and never has. There are also no above ground storage tanks (ASTs) such as propane tanks for heating and cooking since gas is cTel 7Nered via pipeline. There are on-site, conventional septic systems with tanks and leachfield areas which serves the residential structures. There has never been any problems with the septic systems. It is unknow_ n as to what type of septic system design has been installed, but it is known that there should not be sumps or seepage pits due to the high groundwater table. UJ 2 Valfey AB Research
