CONDITIONS OF APPROVAL <br /> MS-92-0200 <br /> YAMADA BROTHERS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless , (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum size of Parcel 1 through 4 shall be forty <br /> (40) acres . (Planning Title Section 9-4010 . 1{a}) . <br /> b. The minimum width of Parcels 1 through 4 shall be one <br /> hundred (100) feet. (Section 9-4010 . 2{b} ) . <br /> C. Future Development on the site shall be consistent with <br /> the requirements of Section 9-10325 of the Planning <br /> Title. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a . A Parcel Mao is required. <br /> (Development Title Sectien 9-915 . 2) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66443) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> 4S S2 , 235 . 00 per single family dwelling unit in the Delta <br /> area. The fee shall be automatically adjusted July i of <br /> each year by the Engineering Constructicn Cost Index as <br /> published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Man. <br />
