CONDITIONS OF APPROVAL <br />PA -1700001 (LA) <br />DANIEL ROZA ETAL TRUST/QUARTAROLI & ASSOCIATES, INC. <br />Lot Line Adjustment application No. PA -1700001 was approved by the San Joaquin County <br />Community Development Department on February 10, 2017, which is the effective date of approval. <br />This approval will expire on August 12, 2018, which is 18 months from the effective date of approval, <br />unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br />required by the Land Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209] 468-3154) <br />a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels as shown on the site <br />plan dated January 3, 2017. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community <br />Development Department. The legal descriptions shall be prepared, stamped and signed by a <br />Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br />Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. LOT SIZE AND WIDTH: The following requirements shall apply: <br />(1) Parcel shall contain a minimum of 10.0 acres in size (Development Title Section 9-872.2[d]). <br />(2) Parcels 1, 2 and 3 shall have a minimum lot width of 330 feet (Development Title Section 9- <br />872.2[g]) <br />d. RESCISION OF PLANNING ACTION: Lot Line Adjustment application No. PA -0500579 shall be <br />rescinded prior to the recording of PA -1700001. <br />2.
