m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off(snipe). BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> o. RESTROOMS: Provide restrooms conforming with all disabled access requirements(C.C.R., Title <br /> 24) Uniform Plumbing Code, Table 4-1. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill DuBois, 468-3000) <br /> a. The Traffic Impact Mitigation Fee shall be required for the incremental traffic from this revision. The <br /> fee is due and payable at the time of the improvement plan application. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolution R-00-433) <br /> b. The Regional Transportation Impact Fee shall be required for the incremental traffic from this <br /> revision. The fee is due and payable at the time of the improvement plan application. The fee is <br /> based on the current schedule. (Resolution R-06-38) <br /> c. All vehicular parking related to applicant's winery shall be onsite at all times. Parking in the <br /> County right-of-way for all winery related events shall be prohibited. It is the responsibility of <br /> applicant to monitor Woodbridge Road to ensure compliance with this requirement. <br /> d. If any marketing events are held for more than 150 people, the Department of Public Works <br /> reserves the right to require a traffic study to determine the impacts and mitigation of the <br /> proposed project. The applicant shall deposit funds with the County for all costs, as estimated by <br /> the Department of Public Works Transportation Engineering Division prior to the Department <br /> preparing or contracting for the required study. (Development Title Section 9-1150.4) <br /> NOTE: This property is subject to the requirements of San Joaquin County Mosquito &Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the prevention of <br /> mosquitoes. Best Management Practices (BMP) guidelines for stormwater devices, ponds and <br /> wetlands are available. <br /> All future building permits for projects located within a Special Flood Hazard Area at the time of <br /> permit issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, <br /> Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that are in force at the <br /> time of permit issuance. As an example, these requirements may include raising the finish floor <br /> elevation one foot above the expected flood level and/or using flood resistant materials. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto, 209-468-3443) <br /> a. An addendum to the Soil Suitability/Nitrate Loading Study (SR0047125), addressing the <br /> increased number of marketing events and number of attendees shall be required. Charges for <br /> additional review time may be assessed at the current EHD hourly rate. <br /> b. Submit to the Environmental Health Department revised site plans showing the maximum number <br /> of persons the sewage disposal system is being designed for. In addition, show on revised plans <br /> that the leach field area will be barricaded so it cannot be driven over, parked on, or used as a <br /> storage area. This leach field area must be used for that specific purpose only, and it cannot <br /> - 3 - <br />
