LED r.J <br /> I. INTRODUCTION <br /> Dillon & Murphy was retained by John Teresi to perform a <br /> soil suitability study for the Teresi property located at 10151 <br /> E. Woodbridge Road, Acampo, California. Mr. Teresi is proposing <br /> to split the property into three parcels . The subject parcel <br /> number is APN 017-220-04 . The <br /> determine the suitabilityof the Purpose of the study is to <br /> e property for septic tank usage . <br /> The study was performed according to the requirements of Section <br /> La 10100 of San Joaquin County Development Code . <br /> PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40 . The 'Teresi <br /> property consists of a rectangular shaped 78 . 9 acre parcel ( see <br /> map in Appendix) . A 4 . 0 acre homesite is proposed as well as a <br /> 35 . 1 acre and 39. 8 acre parcel . The proposed split is being done <br /> as a minor subdivision to create potentially two new homesites . <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The majority of the site has recently been planted as <br /> vineyard. A portion of the 4 . 0 acre parcel has been left vacant <br /> as a possible homesite. This site, as well as the majority of <br /> the land in the immediate vicinity, has always been used for <br /> agriculture. There is no record of any homes on this property. <br /> There is an existing agricultural well on the property. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> As previously mentioned, there are no existing structures <br /> on the property. Any future homes will have to be serviced by <br /> individual septic systems . The systems in . this vicinity <br /> generally consist of a septic tank and leach field. As evident <br /> by the percolation test results ( see appendix) , this soil has a <br /> relatively rapid rate of percolation. The soil appears suitable <br /> for a standard system constructed to county standards . While <br /> .there are very few residences in the immediate vicinity, a <br /> • conversation with one property owner did not yield any reason for. <br /> concern. He has not had any problems with his system. <br /> V. GROUND WATER DEPTH AND TESTING <br /> According to the map of "Lines of Equal Depth to Water in <br /> Wells" published fall 1989 by the San Joaquin County Flood <br /> 4.1 Control and Water Conservation District, the depth to groundwater <br /> at this location is approximately 85 feet. <br /> � 1 <br />
