APPLICANT: Dillon & Murphy <br /> 7581 West Kile Road PO Box 2180 <br /> Lodi, CA 95242 Lodi, CA 95241 <br /> PROJECT DESCRIPTION: A Use Permit application to expand an existing large winery in five(5) phases over ten(10)years. <br /> Phase One includes the construction of a 10,000 square foot Storage and Bottling building. Phase Two, to be completed in <br /> seven (7) years, includes the construction of a 35,000 square foot building fora 'n nsy�t center, Tasting room, and Executive <br /> offices. Phase Three, to be completed in eight(8) years, includes a 10,000 square foot expansion to the Phase One Storage <br /> and Bottling building. Phase Four, to be completed in 9 (nine) years, includes a 10,000 square foot expansion to the Phase <br /> Three Storage and Bottling building expansion. Phase five (5) to be completed in ten (10) years, to include a 110,000 square <br /> foot expansion to the Phase Four Storage and Bottling building expansion.The applicant is proposing nineteen (19) marketing <br /> events per year with a maximum attendance of 5-0 people per marketing event. No amplified or outdoor music is proposed with <br /> this application. The applicant has requested a parking modification. Wine production is proposed to be increased from <br /> 100,000 gallons to 500,00 gallons per year. This parcel is under Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is located on the north side of West Woodbridge Road, 4,700 feet east of Thornton <br /> Road, Lodi. (APN/Address: 011-170-52/5573\/Vest Woodbridge Road, Lodi) (Supervisorial District 4) <br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Siudy <br /> and proposed Negative Declaration are available at the Community Development Department. <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the <br /> Community Development Department no later than December 6, 2018. Comments or recommendations received after that <br /> date would not be used in staffs analysis and recommendation for this application.
