*.W *.-I <br /> LNovember 3,2004 <br /> NCA Project Number: E040119A <br /> LThe elevation of the Site, according to a United States Geological Survey topographic map,is <br /> approximately mean sea level to 16 feet below mean sea level. The Site is bordered on the east,west <br /> and south by Whisky Slough,Latham Slough and the Empire Cut,respectively. The island is (� <br /> Lsurrounded by levees and gently slopes toward the center of the island. <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-80, <br /> general agriculture. This zoning designation "is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises" (www.cosarejoaqui gri ult ral Ia <br /> L1.2 Proposed Development <br /> Kjeldson, Sinnock&Neudeck, Inc. provided a tentative parcel map showing the proposed lot <br /> 110 division. According to the map, the property will be split into five different sized parcels. Parcel 1 (!•'Z) <br /> is 179.7 acres, Parcel2 is 153.5 acres,Parcel 3 is 213.1 acres , Parcel 4 is 261.5 acres and the <br /> bm designated remainder parcel is 1,397 acres in size (Plate 2). d1111 ? <br /> We understand that the owners intend to sell the proposed new parcels to facilitate the <br /> enhancement of fanning,water foul habitat, and other related activities (NCA 2004). <br /> 1.3 Site Vicinity <br /> A Site vicinity map is included in the appendix of this report as Plate 1. <br /> 1.4 Site Map 3 <br /> A Site map is included in the appendix of this report as Plate 2. <br />` 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> The property is occupied by agricultural fields, related roads, and drainage ditches. The Surface <br /> L Subsurface Contamination Report prepared for the site by our office (dated May 19,2004) indicates <br /> the site has a long history of agricultural use.
