CONDITIONS OF APPROVAL <br /> PA-0900189 <br /> Smith <br /> Lot Line Adjustment Application No. PA-0900189 was approved by the San Joaquin County' <br /> Community Development Department on September 10, 2009, which is the effective date of <br /> approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on March 12, 2011, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Staff: John L. Funderburg, 468-3160) <br /> a. APPROVAL:.This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated August 13, 2009. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development. Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per,Section 8731 of the Land <br /> Surveyors'Aet, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcel two shall be a minimum of 10.0 acres in size. (Government Code 51200) <br /> d. PROPERTYi''LINE SETBACK: The proposed new property line shall meet the side yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for non- <br /> agricultural and agricultural structures. DEPARTMENT OF PUBLIC WORKS: (See memo dated August 31, 2009) <br /> NOTE: A Notice of Non-Renewal application shall be filed for parcels resulting in less than 10.0 acres in size. <br /> A Site of Approval application for a Private Right-of-Way shall be required before issuance of a non- <br /> agricultural building permit for proposed Parcel Two. <br />
