Kerry Sullivan -2- <br /> COMMENTS ON DEVELOPMENTS <br /> SA-01-70 <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $680.00 per <br /> 1,000 gross square foot of building designated as Manufacturing. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. A credit may be allowed if it can be verified <br /> that the existing development on this site was in operation on or after April 23, 1990.) <br /> (Resolutions 00-433) <br /> 4. The Water Supply Facilities Impact Mitigation Fee may be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is <br /> $184.00 per 1,000 gross square foot of building designated as Manufacturing. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991:) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division (468-3066)that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 7. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> in a fifty (50) foot wide right-of-way from the centerline of Golden Gate Avenue to the <br /> property line across the frontages of parcels numbered:-143s3:�k143-390-02. A <br /> $280.00 fee currently is required for�rocessjngper Development Tale Table 9-240.2 In <br /> addition to a copy of the Grant Deed and a legal descriQtton of the parcel to be offered for <br /> dedication) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 8. The owner/developer shall dedicate as needed within the limits of the project to provide a <br /> fifty(50) foot wide roadway section on Miner Avenue Frontage improvements including, <br /> but not limited to curb gutter, sidewalk driveway installation pavement widening and <br /> street lighting should be installed prior to occupancy of any new buildings/structures on <br /> this site Should installation of these improvements prove not practical due to existing <br /> physical constraints the owner/developer shall enter into a Deferred Improvement <br /> Agreement whereby the owner/developer agrees to install the required improvements at <br /> such time the County requires the improvements All off-site improvements shall conform <br /> to City of Stockton Standard Plans and Specifications. <br />
