SA-01-70 OF KENT <br /> RAVERTY (APN: 143-390-02,03,04, and 05) (232 N. GOLDEN <br /> GATE BLVD. & 3182, 3148, 3310, 3220 E MINER AVENUE, <br /> STOCKTON) <br /> The applicant is proposing to expand an existing oil sales and service business in <br /> two (2) phases over a period of five (5) years (Use Type: General Industrial- <br /> Intermediate). Phase one will include constructing one 6,000 square foot open <br /> shed and one 9,600 square foot warehouse for storing paving materials. Phase <br /> two will consist of constructing an additional 6,000 square foot warehouse for <br /> storage and a 3,200 square foot office. Phase two building permits must be <br /> issued by October 31, 2006. The existing business consists of a 1 ,152 square <br /> foot office, a 2,280 square foot shop, a 4,800 square foot area used as a tank <br /> farm, and a 1,008 square foot steam rack. <br /> The total acreage for all parcels is 7.32 acres. The General Plan designation is <br /> I/L (Limited-Industrial) and the zone is I-L (Limited-Industrial). The parcels are <br /> located on the south side of Miner Avenue, eighty-five feet east of Golden Gate <br /> Avenue, Stockton. The applicant is proposing three access points, two on Miner <br /> Avenue and one on Golden Gate Avenue. <br /> Parking Requirements <br /> Because much of the project area is devoted to warehouse, the standard parking <br /> requirements for General Industrial-Intermediate are excessive. It has been <br /> determined that forty (41)-parking spaces are adequate. <br /> The Community Development Department has reviewed the Site Approval <br /> application and offers the following comments: <br />
