The amendments to the Special Purpose Plan would affect Specific <br /> Plan III, Neighborhood D (east), Subareas D2, D3, & D4 (see Figure 1). The primary purpose of this <br /> amendment is to permit these subareas to be developed with small lot single family detached housing, as <br /> provided by the approved final map for Subarea D3 and the proposed final maps for Subareas D2&D4, rather <br /> than as a mix of single family detached housing, duplex, and triplex units as required by the existing Special <br /> Purpose Plan. <br /> The Special Purpose Plan Amendment, if approved, would: <br /> 1) Replace the types of primary dwelling units required (i.e., single family detached units, duplexes, & <br /> triplexes) within the area of the Special Purpose Plan, with solely single family detached units and optional <br /> duplexes and attached single family dwellings; <br /> 2) Blend the R-M zoning density and the R-MH zoning density within the area of the Special Purpose Plan, <br /> resulting in an overall zoning density of 10.5 units per acre, to accommodate the underlying, proposed small- <br /> lot single family detached development; <br /> 3) Add language allowing the developer to satisfy both the requirement that at least 10% of proposed units <br /> have a livable area of not more than 1,500 square feet, and the requirement that at least 10% of proposed <br /> units have a second unit dwelling, with one floorplan plotted on 10%of the lots within the project area that has <br /> a livable area of 1;500 square feet or less and that has an associated second unit dwelling (Section 3.2 (4)); <br /> 4) Revise the configuration&orientation of residential lots to conform to the underlying, proposed single family <br /> detached development; <br /> 5) Modify (to a limited degree) the configuration of the proposed open space/linear park corridor adjacent to, <br /> and within, the PG&E powerline easement; <br /> San Joaquin County (PA-1800030)\(Shea Homes, LP) <br /> Community Development Page 1 <br />
