EXISTING <br /> Section One: Background and Intent- 1.2 Intent <br /> The intent of this Special Purpose Plan is as follows: <br /> 1. To provide an adequate level of detail, relative to design of the development <br /> area, such that the need for and detail of subsequent, discretionary permits may <br /> be minimized where development applications are found consistent with the <br /> Special Purpose Plan. <br /> 2. To recognize and provide latitude for refreshments to the project throughout the <br /> design development phase. To this -end, design standards are clearly <br /> enumerated in some areas (such as setbacks and unit type plotting) and are <br /> described more generally in others (pedestrian and vehicular access routes, for <br /> example.) <br /> 3. To describe how this project shall provide for a broad spectrum of housing_ options <br /> within both the R-M- and R-MH-zoned areas of the project, rather than offering <br /> fairly uniform choices within distinct and segregated zones. <br /> 4. To define lot and structure standards for the project. <br /> 5. To create a pedestrian-friendly environment which includes narrow, landscaped <br /> private streets and shared driveways, pedestrian paseos or greencourts and a <br /> Linear Park with multi-use trail within the project area and a multitude of <br /> connections to areas outside the project area. <br /> 6.
