EXISTING <br /> Section Five: Setbacks and Structure Standards — 5.2 Setbacks from Property Lines <br /> 1. There is no minimum setback required from the property line of the lot <br /> containing residential units in this project. See section 5.3, 5.4 and 5.5 for <br /> setbacks to public rights-of-way,other buildings, and the. <br /> 2. Lots shall encompass the entirety of the subject residential unit. <br /> 3. Accessory structures not considered part of the livable area of a <br /> residential unit, such as(but not limited to)covered porches, balconies, <br /> bay windows, eaves, media niches,chimneys or other projections from <br /> the main building may occur outside the lot so long as theyare in a private <br /> use easement. <br /> 4. Private outdoor areas such as but not limited to private yards, patios or <br /> courtyards, and private outdoor use area accessories, including but not <br /> limited to pools,spas, trellises or other shade structures, built-in outdoor <br /> kitchens, and structures such as chimneys, air conditioning units, pool <br /> equipment sheds,and thefences or walls surrounding them are not <br /> subject to setbacks, except as set forth in 5.3 below, and as required by <br /> the Building Code, and may occur outside the subject residential lot <br /> within a private use easement. <br />
