26451 North Sacramento Blvd, Thornton <br /> APN 001-200-83, Service Request SR0080103 <br /> Page 2 <br /> • In addition to the provision of public water, approximately 50 homes in the area are also provided with <br /> public sewer and are not utilizing individual OWTS. <br /> Based on the review of the July 25, 2018 Nitrate Loading Study, the January 18, 2019 Nitrate Loading <br /> Mitigation Report and the above noted additional considerations, the use of a standard OWTS, including the <br /> augmentations recommended in the Nitrate Loading Mitigation Report of additional septic tank capacity and <br /> sawdust under the dispersal field, is approved for the proposed 4-bedroom single family dwelling. However, <br /> the OWTS shall be installed under a Special Permit to address the variance from the minimum density <br /> requirement of one dwelling unit per acre (for parcels served by public water), and shall be subject to the <br /> following conditions: <br /> • The septic tank shall have a minimum capacity of 2000 gallons. <br /> • The top of the septic tank shall be as close to the finished grade elevation as possible. <br /> • At grade access to the septic tank lids shall be locked or otherwise secured at all times. <br /> • The OWTS shall have an NSF/ANSI certified filter installed at the septic tank effluent discharge pipe. <br /> • The effluent filter shall be cleaned or replaced in accordance with the manufacturer's <br /> recommendations. <br /> • The OWTS shall be pumped on a regular basis as needed, or at least once every three years. <br /> • To maximize the long term viability of the nonconforming parcel for OWTS usage, a 1600 square foot <br /> filter bed shall be utilized for the dispersal field instead of the proposed leach lines. <br /> • A minimum area shall be reserved to accommodate a future replacement 1600 square foot filter bed. <br /> • Approved rock-less chambers may be installed in the filter bed in lieu of rock, in accordance with the <br /> Sewage Standards. <br /> • The filter bed shall be constructed as shallow as feasible, with the maximum total depth not to exceed <br /> 42". <br /> If you have any questions please contact Linda Turkatte, RENS, Director, at (209) 468-3912 or <br /> Iturkatte@sjcehd.com. <br /> Linda Turkatte, REHS <br /> Director <br /> c: Eduardo Radrigan <br />
