THE SINGLE-STORY 5,482 SQUARE FEET <br /> BUILDING IS ALREADY EXISTING, LOCATED ON THE SOUTH SIDE OF <br /> EAST STATE ROUTE 12, 400 FEET EAST OF BRUELLA ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: Adocare, Inc. APN: 051-120-48 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> State Highway Route 12 has an existing right-of-way width of 80 feet and a planned <br /> right-of-way width as determined by Caltrans. <br /> RECOMMENDATIONS: <br /> 1. Any dedications, improvements, or permits for State Highway Route 12 shall be as <br /> required by Caltrans. <br /> 2. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,511.00 per <br /> 1,000 gross square foot of building designated as Office In the Lockeford area. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record.) A credit may be allowed if it can <br /> be verified that the existing development on this site was in operation on or after <br /> April 23, 1990. <br /> (Resolution R-00-433) <br /> 3. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 4. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects.
