The project will be completed in two(2) phases over ten (10) years. The first phase <br /> includes the installation of a 1,584 square foot modular building to be used as an office, a 400 square foot storage <br /> container, and a 2,000 square foot outdoor storage area. The second phase proposes the construction of a 7,500 square <br /> foot addition to an existing 2,500 square foot agricultural building to be used for storage. Phase Two will be completed <br /> within ten(10)years. The existing welding shop(as shown on the site plan) is for repair and storage of the property owner's <br /> personal equipment and is not part of the proposed Site Approval application. The business operates on average, five (5) <br /> days per week for eight (8) hours per day and has four (4) employees. The project will utilize an existing well and septic <br /> system and has access from Jack Tone Road. The parcel is not under Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is located on the west side of North Jack Tone Road, 4,000 feet north of East <br /> Copperopolis Road, Stockton. (APN/Address: 103-200-08/1123 North Jack Tone Road, Stockton) (Supervisorial District: <br /> 4) <br /> ENVIRONMENTAL DETERMINATION: This is a Notice of Intent to adopt a Mitigated Negative Declaration for this project <br /> as described. San Joaquin County has determined that through the Initial Study that contains proposed mitigation measures <br /> all potentially significant effects on the environment can be reduced to a less than significant level. The Mitigated Negative <br /> Declaration and Initial Study can be viewed on the Community Development Department website atwww.sjgov.org/commdev <br /> under Active Planning Applications. <br /> APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br /> Development Department no later than October 17, 2019.
