(1) A minimum of 396 parking spaces was required for Use Permit application No. PA- <br /> 0300568, including eight (8) accessible spaces, one (1) of which shall be van <br /> accessible. (C.C.R., Title 24). (0.33 parking spaces required per seat.) (Development <br /> Title Section 9-1015.3) No additional parking spaces are required with Use Permit PA- <br /> 1800106. <br /> (2) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) <br /> f. ACCESS AND CIRCULATION: Access driveways shall have a width of no less than <br /> twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except <br /> that in no case shall driveways designated as fire department access be less than twenty <br /> (20) feet wide. (Development Title Section 9-1015.5[h][1]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. (Development <br /> Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) This project will be required to comply with the Model Water Efficient Landscape <br /> Ordinance Requirement per California Code of regulations, Title 23, Division 2, <br /> Chapter 2.7. <br /> (2) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of D Street, shall be installed across the frontage of the project site. The strip <br /> shall be continuous except where crossed to by driveways and walkways. <br /> (Development Title Section 9-1020.7) <br /> (3) Any parking areas shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking areas shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Four (4) trees shall be planted, evenly spaced throughout the <br /> parking lot. <br /> i.
