ORDINANCE REQUIREMENTS <br /> PA-1900171 <br /> KENNETH G ROBERTSON/QUARTAROLI &ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1900171 was approved by the Community <br /> Development Department on September 12, 2019,which is the effective date of approval. This <br /> approval will expire on March 13, 2021,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been <br /> filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, [209]468- <br /> 3160) <br /> A. APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as <br /> shown on the site plan dated August 16, 2019. <br /> B. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded <br /> prior to conveyance of property through deeds by the owner. Legal descriptions of the <br /> resultant properties shall be submitted to the Surveyor's Division for review and forwarding to <br /> the Community Development Department. The legal descriptions shall be prepared, stamped <br /> and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section <br /> 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9- <br /> 872.4) <br /> C. PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> 1. The proposed new side and rear property lines for Parcel 1" shall meet the side and <br /> rear yard setback requirements for the AG-40 zoning designation (General Agriculture, <br /> 40-acre minimum) for non-agricultural and agricultural structures.
