Tracy Depot Trailer Storage Facility
Project Description
Page 2
The property will be used for the storage and parking of truck trailers and/or trailers with containers
attached. Access to the site would be from Hansen Road at a secured un-manned security gated
access driveway at the mid-portion of the site. To facilitate this proposed trailer parking and
storage use, the existing residence and all outbuildings would be demolished and removed
together with all other items currently stored on the site. No existing structures will be retained on-
site to support this proposed truck parking use.
The plans show parking for 200 trailers with adequate circulation and would occupy approximately
half the site. The remainder of the site east of the trailer parking would remain undeveloped. The
site would be entirely fenced along the perimeter of the trailer parking area only and there would be
security lighting with security monitoring video cameras mounted to the light poles. The circulation
drive aisles for the trucks would be asphalt paving and the trailer parking stalls being an alternative
permeable surface to allow for the percolation of storm water. If necessary, bio-treatment swales
and detention basins would be installed to provide for the onsite retention and treatment of storm
water so that storm drainage pipes and structures would not be required.
A unisex restroom facility would be located at the southwest portion of the site. A septic sewer
leach field would be located south of the restroom and would provide the necessary treatment of
effluent from the restroom per County standards. The existing well located on-site will provide for
the necessary potable water source to serve both the bathroom facility and irrigation for the new
landscape.
The property would be accessed only by authorized personnel through the single secured gate
fronting Hansen Road available seven days a week, 24-hours per day. Traffic in and out of the site
is estimated to be 100 trips per day (50 in/50 out) over a 24-hour period. Traffic will consist of
almost exclusively of WB-67 tractor trailer combinations.
