Tracy Depot Trailer Storage Facility <br />Project Description <br />Page 2 <br />The property will be used for the storage and parking of truck trailers and/or trailers with containers <br />attached. Access to the site would be from Hansen Road at a secured un-manned security gated <br />access driveway at the mid-portion of the site. To facilitate this proposed trailer parking and <br />storage use, the existing residence and all outbuildings would be demolished and removed <br />together with all other items currently stored on the site. No existing structures will be retained on- <br />site to support this proposed truck parking use. <br />The plans show parking for 200 trailers with adequate circulation and would occupy approximately <br />half the site. The remainder of the site east of the trailer parking would remain undeveloped. The <br />site would be entirely fenced along the perimeter of the trailer parking area only and there would be <br />security lighting with security monitoring video cameras mounted to the light poles. The circulation <br />drive aisles for the trucks would be asphalt paving and the trailer parking stalls being an alternative <br />permeable surface to allow for the percolation of storm water. If necessary, bio-treatment swales <br />and detention basins would be installed to provide for the onsite retention and treatment of storm <br />water so that storm drainage pipes and structures would not be required. <br />A unisex restroom facility would be located at the southwest portion of the site. A septic sewer <br />leach field would be located south of the restroom and would provide the necessary treatment of <br />effluent from the restroom per County standards. The existing well located on-site will provide for <br />the necessary potable water source to serve both the bathroom facility and irrigation for the new <br />landscape. <br />The property would be accessed only by authorized personnel through the single secured gate <br />fronting Hansen Road available seven days a week, 24-hours per day. Traffic in and out of the site <br />is estimated to be 100 trips per day (50 in/50 out) over a 24-hour period. Traffic will consist of <br />almost exclusively of WB-67 tractor trailer combinations.
