CONDITIONS OF APPROVAL <br /> PA-1900068 <br /> WONG ENGINEERS, INC./ROBERT C. BOWEN <br /> Minor Subdivision Application No. PA-1900068 was approved by the Community Development <br /> Department on October 11, 2019. The effective date of approval is October 21, 2019. This tentative <br /> map approval will expire on October 20, 2022, which is three (3) years from the effective date of <br /> approval, unless(1)all Conditions of Approval have been complied with and(2)a Parcel Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact:[209]468-3121) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the revised tentative map dated <br /> March 29, 2019. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note shall <br /> be placed on the Parcel Map and recorded as a separate instrument: <br /> 1. All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities,such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> 1. Parcel(s) 1, 2, 3,4 and the Designated Remainder shall have a minimum lot area of 2.0 net acres <br /> and a minimum lot width of 150 feet. (Development Title Section 9-) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> 1. The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. Prior to the non-agricultural development of Parcels 3 and/or 4,the entire length of the private <br /> right-of-way shall be constructed and maintained to the standards required by Section 10.207 <br /> of the Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15 (c) <br /> 2. A proposed 25-foot wide private easement for access to Parcel(s) 2, 3, 4 and the Designated <br /> Remander shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Rafedah Carella at 209-468-3138 for road name <br /> standards. (Development Title Section 9-1150.18) <br /> f. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> 1.
