I. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and chip seal or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1075.8[i]) Parking areas may be surfaced with an alternative surfacing material. <br /> (Development Title Section 9-1075.8[i]) <br /> (2) A minimum of 10 parking spaces shall be provided for Phase 1 and 8 parking spaces for <br /> Phase 2, including 1 accessible space which shall be van accessible. Accessible spaces <br /> shall be located as close as possible to the primary entrance (C,C.R., Title 24). (2.5 spaces <br /> are required for every 1,000 feet of building area. No additional spaces are required for <br /> employees.) (Development Title Section 9-1015.3) <br /> (3) A total of 40 additional parking spaces (1 space is required for every 3 attendees) shall be <br /> provided for marketing events. <br /> (4) Parking for marketing events shall be located on a maintained grass area to ensure a dust-free <br /> surface. <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> (2) In any required front or street side yards, fencing and screening shall not exceed three (3) <br /> feet in height (Development Title Section 9-1022.2[c][11). The proposed 6-foot-high masonry <br /> wall along Turner Road must be located a minimum of 30 feet from the property line. <br /> (3) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum <br /> of ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists.
