1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel totaling 45 acres, located at <br /> 5573 Woodbridge Road, Lodi, CA 95242. The project is in an agricultural area with a property <br /> zoning of AG-40. The project parcel number is 11-170-52. <br /> Description of proposed development: It is proposed to expand a winery facility in five <br /> phases. Phase I (which this report addresses) is a 15,960 square foot warehouse addition <br /> including two bathrooms. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT,AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past,Present uses at the site to assess potential problems: The present owner <br /> is Stokes & Lombardi Farms, LLC. Allen Lombardi is a partner in Stokes & Lombardi Farms, <br /> LLC. The land use has not changed dramatically under the ownership of Stokes & Lombardi <br /> Farms. The parcel has been used for winery and vineyards. <br /> Previously the property was used for agricultural purposes. The surrounding properties are also <br /> used for agricultural and rural residential purposes. The minor addition proposed in Phase I poses <br /> little threat based on its size relative to the parcel and the limited development in the vicinity. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to expand <br /> a winery facility in five phases. There is an existing house serviced by a septic tank previously <br /> permitted. (See Appendix) w ka)� <br /> 3.2 Site Septic Permit History: Research of site septic permits revealed 6 permits for this parcel. <br /> (See Appendix) The latest permit on record is from 1996 and the earliest record of a permit is <br /> from 1966. <br /> �f`v <br /> 3.3 Discussion of On-site Repair History: There is history of septic repair/addition. (See <br /> Appendix) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic System in the <br /> general area consists of what seems to be standard systems consisting of leach lines and seepage <br /> pits. <br /> 3.5 General area septic permit history (number/types/dates of permits, age of system, <br /> permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br /> County Environmental Health Department records, The septic systems in this general area range <br /> in installation dates from 1963 -1997.
