The property is located 17308 Avena Road - Escalon,
approximately 1.0 mile east of Murphy Road. Our study was done to determine if the site is
acceptable for septic systems which will function properly and pose no adverse environmental
impact to surface waters or to the underlying groundwater. Additionally, this study also analyzes
the on-site soil and water for current conditions and assessment of potential environmental
impact. This report is in compliance with the requirements of Development Title Section 9-
1105.2 Item (d) of the San Joaquin County Ordinance Codes.
[2] SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION
It is important to note that the owner of the property has no intentions of building on any
portion of the subject parcels, except for possibly Parcel 6 (Designated Remainder on the
attached Tentative Parcel Map.) Parcel 3 will remain as the homesite parcel and will become
the Designated Remainder on the Final Map. The remaining four parcels will continue in
agricultural production.
The subject site is to consist of six parcels with the following approximate acreage: Parcel 1: 44
acres, Parcel 2: 44 acres, Parcel 3: 46 acres, Parcel 4: 43 acres, Parcel 5: 46 acres and Parcel 6..
46 acres. The attached site map illustrates the layout of the six parcels as oriented on the south
side of Avena Road. Parcel 1 is currently a vineyard, Parcel 4, 5 and 6 were in sugar beets which
were recently harvested.
The topography of the site is comparatively flat with no rolling hills. There is a 25 ft easement on
the east side of the property.
Our reports and letters are submitted as the confidential property of our clients for their exclusive use.Any publication or reproduction of statements, conclusions or extracts from or
regarding our reports or letters Is reserved, contingent upon the written authorization of Quality Control Inspection,Inc.
