Box 1429
Lathrop, CA 95330
PROJECT: A.P.N. 253-300-09: 32275 South Bird Road
A.P.N. 253-300-23: 32803 South Bird Road
SUBJECT: Soil Suitability Study
APPLICATION NUMBER: MS-98-41
[1] EXECUTIVE SUMMARY
This Soil Suitability Study presents the results of our investigation concerning the soil strata under
the subject property referenced above. The property is located on South Bird Road, near Highway
132. This study was performed to determine if the subject site is acceptable for septic systems which
will function properly and pose no adverse environmental impact to surface waters, or to the
underlying groundwater. This report is in compliance with the requirements of Development Title
Section 9-1105.2 (d) of the San Joaquin County Ordinance Codes.
The project description is to adjust the lot line between APN 09 & 23 and create the 3.0 acre
Parcel 1 and divide the remainder of Parcel 23 into four Parcels, labeled Parcels 2 thru 6 as shown
on attached Tentative Parcel Map.
[2] SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION
The subject property is located near the NWC of Interstate 5 and Highway 132, in a predominately
agricultural region. The surrounding structures consist of very low density, single family housing,
ranchettes and agricultural production ranches. The primary agricultural production is tree and row
crops. The topography of the subject parcels is relatively flat, with a 40 foot fall from the south end
of the project to the north end. A proposed septic system will not have to be designed to
accommodate slopes. There are currently no structures on the 230 total acres.
`Ilaffey Ag Ppearck
