r ' <br /> REVISED CONDITIONS OF APPROVAL <br /> MS-98-23 <br /> Bender <br /> Minor Subdivision Application No. MS-98-23 was approved by the San Joaquin County Planning <br /> Commission on October 1, 1998. The effective date of approval is October 10, 2001. This <br /> tentative map approval will expire on , which is three years from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. A reduction of lot size was requested for Parcel 2 pursuant to the density bonus <br /> provisions of the Development Title. However, density bonus provisions are not required <br /> because Parcel 2 was an existing lot and was already below the minimum lot size of the RM <br /> zone. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 65 feet. (Development Title Section 9- <br /> 310.8) <br /> (2) Parcel 2 shall have a minimum lot width of 60 feet. (Development Title Section 9- <br /> 310.5) <br /> (3) Parcel 1 shall have a minimum lot area of 6000 square feet.
