CONDITIONS OF APPROVAL <br /> MS-98-27 <br /> Thompson <br /> Minor Subdivision Application No. MS-98-27 was approved by the San Joaquin County <br /> Community Development Department on September 4, 1998. The effective date of approval is <br /> September 14, 1998. This tentative map approval will expire on September 13, 2001, which is <br /> three years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468-3144) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9- <br /> 310.4) <br /> (2) Parcel 1 shall have a minimum lot area of 2 net acres. (Development Title Section <br /> 9-310.3/9-1105.2[d][6]) <br /> b. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (See the attached memo dated August 20, 1998.) <br /> 3. PUBLIC HEALTH SERVICES: (See the attached memo dated August 5, 1998.) <br /> 4. COUNTY COUNSEL: <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify, and hold harmless the local agency or its agents, <br /> officers, and employees from any claim, action, or proceeding against the local agency or its <br /> agents, officers, or employees to attack, set aside, void, or annul an approval of the local <br /> agency, advisory agency, appeal board, or legislative body concerning a subdivision, which <br /> action is brought within the time provided for in Section 66499.37 of the Government Code. <br /> 5. DEPARTMENT OF PARKS AND RECREATION: (Staff Contact: Jeff Smith, 953-8800) <br /> a. PARK FEES: Due to the relatively small size of the subdivision, less than fifty (50) parcels, <br /> the San Joaquin County Department of Parks and Recreation will require the collection of in- <br /> lieu fees for park development as a requirement for approval of the Map.
