CONDITIONS OF APPROVAL <br /> SA-94-21 <br /> Tom Diamentine <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. Those Conditions followed by a Section Number <br /> or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements <br /> cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for the parking of two truck-tractors and four trailers as shown on the site <br /> plan submitted April 27, 1994. <br /> b. The property shall contain the residence of the owner-operator of the trucks. <br /> (Development Title Section 9-605.5[f][31) <br /> C. No employees, other than members of the owner-operator's immediate family,are allowed <br /> in the agricultural truck parking operation. (Development Title Section 9-605.5(f][41) <br /> d. Only one accessory structure is allowed for maintenance and repair of the permitted <br /> trucks and trailers. (Development Title Section 9-605.5[f][51) <br /> e. For truck entrances, gates shall be recessed sufficiently to allow trucks to exit the road <br /> right-of-way before stopping to open the gate. (Development Title Section 9-505.7[d]) <br /> f. Driveway and maneuvering areas shall be paved and permanently maintained to provide <br /> a durable dust free surface. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal. (Development Title Section 9- <br /> 505.7[f]) <br /> - <br /> 505.7[f]) <br /> g. Submit an Improvement Plan showing drainage, driveway access details, gates, on-site <br /> parking, existing and proposed utility services, and grading. Additional storm drainage <br /> run-off created by new improvements shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Title Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached letter from Public Works dated June 14, 1994.) <br /> 3. MANTECA-LATHROP FIRE DISTRICT: <br /> (See the attached letter from the fire district dated May 9, 1994.) <br /> NOTE: On June 24, 1994, the San Joaquin County Community Development Department Approved SA- <br /> 94-21 subject to the Conditions of Approval listed above. <br />
