COMMENTS ON DEVELOPMENTS FOR SA-94-21 <br /> RECOMMENDATIONS: <br /> 1. The owner shall execute an Irrevocable Offer to Dedicate <br /> Roadway to result in a forty-two foot (421 ) wide right-of-way <br /> from the centerline of West ripon Road across the developed <br /> frontage of APN 243-110-36. A $225. 00 fee currently is <br /> required for processing per Development Title Table 9-240. 2 in <br /> addition to a copy of the Grant Deed, recording fee and a <br /> legal description of the parcel. <br /> Development Title Section 9-1150.2) <br /> 2 . The frontage improvement for West Ripon Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way Minor Arterial Road across the <br /> developed frontage. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of <br /> a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to their estimated construction <br /> costs prior to approval of the Improvement Plan. A $260. 00 <br /> fee currently is required for processing per Development Title <br /> Table 9-240. 2 in addition to a copy of the Grant Deed, <br /> recording fee, legal description of Parcel and an estimate for <br /> the required frontage improvements. The estimate and legal <br /> description shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing and estimate for an <br /> additional fee of $115 . 00. <br /> (Development Title Section 9-1150. 2) <br /> 3 . The Traffic Impact Mitigation Fee will be required for any <br /> additional traffic generated by this development. The fee is <br /> due and payable prior to approval of the improvement plan. <br /> The fee currently is $216. 12 per daily trip-end generated in <br /> the Manteca area.
