CONDITIONS OF APPROVAL <br /> PA-1900254 <br /> LINCOLN PROPERTIES, LTD <br /> Site Approval application No. PA-1900254 was approved by the San Joaquin County Community <br /> Development Department on December 20, 2019 . The effective date of approval is December 20, <br /> 2019. This approval will expire on June 30, 2021, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact: [209]468-3121) <br /> a. IMPROVEMENT PLAN APPLICATION: Submit an "APPLICATION-SITE IMPROVEMENT PLAN". <br /> The Site Improvement Plan required as a part of the Site Approval application must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, existing and proposed <br /> utility services, and grading (refer to the "SITE IMPROVEMENT PLAN CHECK LIST" for details). A <br /> fee is required for the Site Improvement Plan review. (Development Title Section 9-884.2) <br /> b. APPROVED USE: This approval is for an off-premises sign as shown on the Site Plan dated October <br /> 22, 2019. (Use Type: Sign, Off-Premises) <br /> c. AREA: The sign shall have a maximum area requirement of 672 square feet per sign face <br /> (Development Title Section 9-1710.6[a][2]) <br /> d. LENGTH: The sign shall not exceed forty-eight (48) feet in length. (Development Title Section 9- <br /> 1710.6[a][2]) <br /> e. HEIGHT: The sign shall have a maximum height requirement of forty-five (45) feet above existing <br /> grade. The elevation detail shall be included in the Site Improvement Plan drawings. (Development <br /> Title Section 9-1710.6[a][3][B]) <br /> f. SETBACKS: The following setback requirement shall apply: <br /> (1) All portions of the sign shall be setback a minimum of five(5)feet from the future right-of-way lines, <br /> including corner cut-off (snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 9-1710.2[g]) <br /> g. PROXIMITY TO OTHER SIGNS:The space between off-premise signs shall be at least one thousand <br /> (1,000)feet on either side of Pacific Avenue. (Development Title Section 9-1710.6[a][41) <br /> h. ILLUMINATION: Signs may be indirectly illuminated or internally illuminated, subject to the provisions <br /> of Development Title Section 9-1025.6.
