CONDITIONS OF APPROVAL <br />PA-1900029 <br />KEVIN AND ANN K. ULLRICH/ROBERT SNOW, PLS <br />Lot Line Adjustment Application No. PA-1900029 was approved by the Community Development <br />Department on June 27, 2019, which is the effective date of approval. This approval will expire on <br />December 26, 2020, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Staff: Giuseppe Sanfilippo, [209] 468-0227) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between four parcels as shown on the site <br />plan dated April 19, 2019. <br />NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. LOT LINE ADJUSTMENT APPLICATION PA-1900028: Lot Line Adjustment application PA-190028 <br />shall be completed and deeds recorded prior to recording the "Notice of Lot Line Adjustment for this <br />application. <br />DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Awni Taha, [209] 468-3000. See memo dated <br />June 12, 2019) <br />NOTES AND INFORMATION ONLY: <br />Access to these parcels is not created by this Lot Line Adjustment.
