FINDINGS FOR USE PERMIT <br /> PA-1900182 <br /> ISLAMIC CEMETERY OF CALIFORNIA / MOHAMMED SAEED <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General Plan , any <br /> applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other applicable plan <br /> adopted by the County . <br /> • This Finding can be made because the proposed cemetery expansion ( Use Type : Funeral <br /> and Internment Services — Cemeteries ) may be conditionally permitted in the General <br /> Agriculture ( A-G ) zone with an approved Use Permit application . The project site has a <br /> General Plan designation of AIG ( General Agriculture ) , and the A - G zone is an implementing <br /> zone for this designation . There are no Master Plans , Specific Plans , or Special Purpose <br /> Plans in the vicinity . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because adequate utilities , access roads , sanitation , drainage , <br /> and other necessary facilities have been provided and the proposed improvements are <br /> properly related to existing and proposed streets and highways . The project site is already <br /> served by an on -site well . Replacement of the onsite well is required , under permit and <br /> inspection by the Environmental Health Department , as a Condition of Approval . The <br /> Department of Public Works is requiring the developer to provide drainage facilities that <br /> meet the requirements of San Joaquin County Development Standards for the runoff <br /> attributed to this application . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the 46 . 32 -acre parcel is of adequate size and shape to <br /> accommodate the proposed expansion to the existing cemetery . The site plan shows that <br /> there is sufficient area for parking and circulation , in compliance with Standards of the <br /> Development Title . The access driveway meets the 25 -foot minimum requirement for two - <br /> way access . <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety , or welfare , or be <br /> injurious to the property or improvements of adjacent properties . <br /> • This finding can be made because the project is exempt from an Initial Study for this project <br /> and found no potentially significant environmental impacts . <br /> 5 . The use is compatible with adjoining land uses . <br /> • This Finding can be made because the proposed cemetery proposes no new buildings on <br /> the property which will enable the parcel to retain its agriculture character and continue to <br /> be compatible with the adjoining land uses . The parcels to the north , and east are currently <br /> agriculture . The parcels to the south are currently public facility , and the parcels to the west <br /> are City of Stockton . No changes in zoning for the subject parcel or surrounding parcels will <br /> be required with approval of the project .
