Phase One, to be completed within 18 months, includes conversion of an existing 2,720 square foot agricultural building into a production and barrel storage facility and construction of a 100 square foot restroom. Phase Two, to be completed within 3 years, includes construction of a 1,472 square foot equipment storage building and an outdoor patio area. Phase Three, to be completed within 6 years, to include construction of a 1,722 square foot tasting room and office with accessible restrooms. No marketing events are proposed with this application. There is an approved Variance application (PA-1600258) tied to this project to permit a reduced front yard setback. This parcel is under a Williamson Act contract. The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General Agriculture). PROJECT LOCATION: The project site is located on the north side of East Kettleman Lane, 1,330 feet east of Tully Road, Lodi. (APN/Address: 053-080-20/15467 East Kettleman Lane, Lodi) (Supervisorial District 4). ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than February 7, 2017. Comments or recommendations received after that date would not be used in staffs analysis and recommendation for this application. If you would like to receive notice of the staff determination for this project, please notify the Community Development Department in writing.
