Operations are planned for twelve (12) hours per day, Monday through Saturday, with forty (40) employees per <br />shift, twenty (20) of which will be on-site daily. The remaining employees are dispatched directly to job sites. This parcel will <br />utilize an existing private septic system, and be provided water from a public water district. Access is provided from Comconex <br />Road. This parcel is not under a Williamson Act contract. (Use Type: Equipment Sales & Repair - Heavy Equipment, Sales) <br />The Property is zoned I-L (Limited Industrial) and the General Plan designation is 1/1_ (Limited Industrial). <br />PROJECT LOCATION: The project site is located on the south side of Comconex Road, 300 feet north of State Route <br />120, Manteca. (APN/Address: 208-180-23/17800 South Comconex Road, Manteca) (Supervisorial District: 3) <br />ENVIRONMENTAL DETERMINATION: This is a Notice of Intent to adopt a Negative Declaration for this project as <br />described. San Joaquin County has determined through the Initial Study that there is no substantial evidence that the <br />project may have a significant effect on the environment. The Negative Declaration and Initial Study can be viewed on <br />the Community Development Department website at www.sjgov.org/commdev under Active Planning Applications. <br />APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br />Development Department no later than August 9, 2019. Recommendations and/or comments received after that date may <br />not be considered in staffs analysis and/or recommendation to the San Joaquin County Planning Commission for this <br />application. <br />NOTE TO SURROUNDING PROPERTY OWNERS: This project will be scheduled for a San Joaquin County Planning <br />Commission hearing.
