ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br />Plan: <br />1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br />sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br />department access be less than twenty (20) feet wide. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />This project will be required to comply with the Model Water Efficient Landscape Ordinance <br />Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br />A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way with of <br />Comconex Road, shall be installed across the frontage of the project site. (Development Title <br />Section 9-1020.7) The existing landscaping meets this requirement. <br />Areas of the property which are not part of the project shall be barricaded from traffic and kept <br />mowed and dust free. <br />h. SCREENING: Screening shall be provided and comply with the following: <br />A solid masonry wall six (6) to seven (7) feet in height shall be erected along the first 350 feet of <br />the southern property line adjacent to the project site. The existing screening meets this <br />requirement. <br />All storage materials and related activities, including storage areas for trash, shall be enclosed <br />by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br />dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br />adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br />h. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br />Joaquin County Ordinance requirements will be applicable to the proposed project.
