SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Phil Reiker of JetMulch, <br /> Inc. to conduct a Soil Suitability Study and Nitrate Loading Study for the proposed <br /> JetMulch facility to be located at 26106 South Patterson Pass Road, Tracy, California <br /> (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the pre-application, the proposed project involves "the construction of a <br /> 720 square foot modular office, a 150 square foot storage shed, and open material <br /> storage bins totaling 60,000 square feet." A site plan is included as Plate 2. <br /> Site Description <br /> The Site is a 37.9-acre portion of Assessor's Parcel Number (APN) 209-100-24. The <br /> County project application number is PA-1800305 (UP). The Site is located at 26106 <br /> South Patterson Pass Road, Tracy. <br /> The Site is currently unimproved grazing land (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 240 to 280 feet above mean sea level. The Site is hilly and is <br /> crossed by an intermittent stream; an "artesian well" (likely a seasonal spring) is <br /> depicted on the south side of the Site (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-160, general agriculture <br /> with a minimum parcel size of 160 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> LOGE 1849 Page 1 <br />
