Chitwood APN: 159-070-39 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. In addition, the existing San Joaquin County and City of Stockton <br /> Flood Insurance Studies, which delineate flood risks, floodplains, and floodway areas, <br /> are currently being reevaluated. The reevaluation is being conducted by the Federal <br /> Emergency Management Agency, Region IX, Building 105, Presidio of San Francisco, <br /> California 94129-1250, telephone (415) 923-7186. The reevaluation may delineate <br /> additional flood risks. The official flood maps are available for review at the Department <br /> of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> Horner Avenue has an existing right-of-way width of 50 feet and a planned right-of-way width <br /> of 50 feet. Del Mar Avenue has an existing right-of-way width of 40 feet and a planned <br /> right-of-way width of 50 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> The Water Supply Facilities Impact Mitigation Fee will be required when parcels are developed. <br /> The fee is due and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Dedication to result in a 25-foot wide right-of-way from the centerline of Del Mar Avenue <br /> to the property line shall be required across the frontage of Parcel 2, plus a 20-foot by <br /> 20-foot corner cut-off (snipe) at the corner. <br /> (Development Title Section 9-1150.5(b)) <br />
