INTRODUCTION <br /> Our office was retained by Broccchini Farms to conduct a Soil Suitability Study for a <br /> minor subdivision to create a 5 acre parcel from a 122.6 acre"designated remainder"parcel, <br /> located southeast of the intersection of Moncure Road and Curtis Road in Ripon(Plate 1). It is <br /> planned to construct a residence on the 5 acre site. <br /> The Soil Suitability Study was conducted to determine if the 5 acre parcel and"designated <br /> remainder"is suitable for a septic system and leach lines. The study was performed according to <br /> the requirements of Section 9-1105.2(d) of the San Joaquin County Development. Major <br /> elements of the field work included two (2) exploratory soil borings, four(4) in-situ percolation <br /> tests, and one(1)groundwater nitrate and DBCP test. An examination of the field test results, <br /> review of published soil information,geologic maps, and available ground water information was <br /> used to estimate suitability of soils. This report presents the results of our study. <br /> IL PROPOSED DEVELOPMENT <br /> The planned use for the 5 acre site is to establish a new residence. We understand that a <br /> new septic system is required by the county and the existing domestic water well is to be reused. <br /> The designated remainder parcel will continue to be used for agriculture purposes. <br /> M. PRESENT AND PAST USE OF THE SITE <br /> A telephone interview with Mr. Bob Brocchini was conducted to determine the history of <br /> the site and general septic conditions of the area. The large parcel has been used for agricultural <br /> purposes including the farming of corn, alphlfa, and recently orchards. An older residence with <br /> an existing barn, shop, moble home, well, and septic system previously existed on the site of the 5 <br /> acre parcel. Presently, no residence exists on the site. There were no reported problems with the <br /> former septic system. The large parcel was purchased from Mr. Bruce Avery about 11 years ago. <br /> The owner previous to Mr. Avery is not known to Mr. Brocchini. <br />
