Lammers Road <br /> APN# 240-02-01 & 02 and 240-04-02 <br /> -- Tracy, California <br /> Historical Environmental Audit <br /> Prepared for Bright Development <br /> 1.0 PURPOSE OF AUDIT <br /> The purpose of this audit is to determine, by various means, the historical environmental <br /> past of a business and or parcels of land. The audit combined with a physical site <br /> inspection should provide sufficient information to determine if a more in depth <br /> assessment is necessary. Included in this audit are such things as current and past <br /> practices of handling hazardous materials, field interviews, and regulatory record searches. <br /> A secondary purpose of this audit is to determine whether or not any liability exists in <br /> terms of a hazardous waste cleanup. This evaluation will include estimated scope of clean <br /> up; if any clean up is found to be necessary. <br /> 2.0 PROPERTY DESCRIPTION <br /> The Pombo Property (subject property) is located on parcels #240-02-01 & 02 and 240- <br /> 04-02 with structures addressed as 24124, 24100, & 24832 S. Lammers, respectively. It <br /> is outside the incorporated area of the City of Tracy in the County of San Joaquin, <br /> California (Figure 1). The subject properties measure approximately 233 acres. <br /> 3.0 SITE HISTORY <br /> The historical use of the subject property was determined by reviewing business <br /> directories, use permits, photographs, and chain of title reports as necessary. Interviews <br /> with regulatory personnel and residents of the area were also conducted. <br /> 0 <br /> A small house that was constructed in 1938 occupies the 24124"S. Lammers Road <br /> property. A barn, pump house, and storage shed are also located on the parcel. A mobile <br /> home was moved onto the property in the late 1970's. The tenant is currently using the <br /> l property for a heating and air conditioning business. <br />
