POMBO PROPERTY
Phase I Historical Environmental Audit
Page: 6
spillage is apparent from above ground fuel tank usage. A wash rack with a drain,
possibly to the septic system, is another source of concern. Other areas of oil spillage or
dumping were observed and should be investigated along with the fuel tank facility.
Pesticide analysis should be included in any soil or groundwater sampling conducted near
the pesticide storage shed.
Refrigerants are used or contained in the air conditioning equipment at the 24124 S.
Lammers Road heating and air conditioning business. The amount of this material is
limited and the need for further assessment may not be necessary depending on the future
use of the property.
The above represents our best professional opinion as to environmental conditions at this
site. These opinions were derived using data at hand, and standards of care common to
the environmental consulting community in Northern California. Neither soil or
groundwater was sampled during this investigation, and M.J. Kloberdanz & Associates
can make no claim as to the condition of the soil or groundwater at this site. There is the
- possibility that even with proper application of the above methodologies, there may exist
on the subject property conditions that could not be identified within the scope of this
assessment or which were not reasonably identifiable from the available information. The
methodologies included in this report are not intended to produce all inclusive or
comprehensive results, but rather to provide the client with information regarding apparent
suspicions of existing and potential adverse environmental conditions relating to the
subject property. Additional work at this site may generate data that could lead to a
change of opinion regarding conditions or appropriate remediation procedures or both.
Prepared by: .
ate KL
ichael J.
