f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the property <br /> lines of APN 087-070-39 and 087-070-57. (Development Title Section 9-1022.4[e][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> i. BUILDING DIVISION: The Building Division has the following conditions to meet the building <br /> code requirements. <br /> (1) OCCUPANCY: The existing occupancy is group S, division 1. The proposed occupancy <br /> would be groups M, B, H, and S. <br /> (2) PARKING: The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R, Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance of visible from each space (C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed % inch per foot (C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> (3) RESTROOMS: Provide restrooms conforming with all disabled access requirements <br /> (C.C.R., Title 24) Uniform Plumbing Code, Table 4-1. <br /> (4) SOILS REPORT: All recommendations of the Subdivision Soils Report shall be incorporated <br /> into the construction drawings. <br /> 2.
