I. INTRODUCTION <br /> Dillon & Murphy was retained by Bob Burns to perform a Soil Suitability <br /> Study for the Burns property located at 20200 N. Atkins Road, Clements, CA. <br /> The subject parcel number is APN 019-190-07. The purpose of the study is to <br /> determine the suitability of the property for septic tank usage as required by the <br /> County. The study was performed according to the requirements of Section <br /> 10100 of San Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Burns property consists of a <br /> 65.60 acre parcel (see appendix for map). It is proposed to divide one 13.20 acre <br /> (net) parcel, one 16.20 acre (net) parcel, one 17.90 acre (net) parcel, and one <br /> 18.30 acre (net) parcel from the existing 65.60 acre property. There is an existing <br /> home on Parcel 1 and an existing septic system on Parcel 4. The proposed split is <br /> being done as a Minor Subdivision to create 3 new parcels. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Presently, Parcel 1 is vineyard and a homesite. Parcel 2,3, and 4 are <br /> vineyards. The vineyard is relatively new. The property historically was used for <br /> grazing. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There is an existing septic system located on the Parcel_1 and Parcel 4. <br /> Parcel 2 and 3 will require a septic tank when it is developed. ave no <br /> knowledge of septic system failure on the property. Depending on what is ever <br /> developed on Parcel 4, a new system may be required. <br /> V. GROUND WATER AND DEPTH TESTING <br /> According to the map of "Lines of Equal Depth of Water Wells" published <br /> Fall, 1990, by the San Joaquin County Flood Control and Water Conversation <br /> District, the depth to groundwater at this location is approximately 150 feet. <br /> VI. SOIL PROFILE AND PERCOLATION TESTS <br /> Four test holes were excavated to depths of 3.0 feet in the areas of the <br /> potential homesites. The purpose of the test holes was to determine percolation <br /> rates in these areas. For approximate locations of the test holes, see the Tentative <br /> Parcel Map in the Appendix.
