Overview of IAAI and its operations: <br /> Insurance Auto Auctions, Inc. (IAAI) works in partnership with a variety of sellers, including <br /> insurance companies, dealerships, rental car companies and fleet lease companies to facilitate the <br /> efficient sale by auction of total loss and theft-recovery vehicles. Vehicles are sold quickly and <br /> efficiently, with 70% of IAAI's business being conducted via the intemet. IAAI has rapidly <br /> expanded its business, adding over a hundred facilities over the last 10 years. Currently IAAI <br /> employs over 3,500 people and has over 185 facilities in the United States and Canada (Impact <br /> Auto Auctions Ltd). For this project, IAAI intends to construct one(1) one(1) story pre-fabricated <br /> metal building consisting of approximately nine thousand seven hundred fifty thousand plus or <br /> minus (9,750 +/-) square feet which will contain administrative office space and one run/drive <br /> building of approximately five thousand eight-eight square feet plus or minus (5,088 +/-) square <br /> feet that will be dedicated to warehouse space including indoor auction driving lanes for use in the <br /> auto auction process. It is anticipated that fifty (50) employees (+/-) will work in one shift starting <br /> at Eight (8) A. M. and ending at Five (5) P.M. It is further anticipated that the average number of <br /> customers on site during a day would be sixty-five (65) but not all customers visit the site at the <br /> same time. Peak visiting hours will be during auction day which typically occurs once weekly. <br /> Outside normal business hours, tow trucks access a designated area used to deliver vehicles to the <br /> company. Those vehicles are set into inventory by Company employees during normal business <br /> hours and stored until such vehicle is auctioned. The typical duration of storage is between sixty <br /> (60) and ninety (90) days. On average approximately one hundred eighty (180) cars are delivered <br /> to the site per day. These cars typically arrive on multi-car carriers,with 2-4 car haulers being most <br /> typical, though some vehicles can haul as many as 10 cars. A similar number of cars are shipped <br /> out each day. <br /> IAAI's auto auction business involves receiving and selling vehicles that have been damaged in <br /> accidents or recovered after being stolen. The vehicles are not dismantled; no parts are removed <br /> from the vehicles, nor is any maintenance done on the vehicles. The vehicles are sold in the same <br /> condition as when they arrive. IAAI follows strict regulatory compliance at federal,state and local <br /> levels, including regular environmental audits. IAAI has best management practices for dealing <br /> with the rare spillage or leakage from a vehicle, which is outlined in more detail below. <br /> Environmental Protection: <br /> Given the nature of the use as primarily a holding area for damaged vehicles, and no reclamation, <br /> repair, dismantling, or salvage is conducted on the property, spillage, fumes, and odors from the <br /> site will rarely occur. As such many of our facilities have rock base/gravel surfaces. In rare <br /> circumstances, a vehicle that has been damaged may leak while it's being stored, but IAAI <br /> implements standards and best management practices for addressing these issues, including the <br /> following: visual inspection of vehicles, proper handling and storage of vehicles, and training of <br /> personnel, preventive maintenance of stormwater infrastructure, and inspections of storage areas <br /> and vehicles upon arrival. All IAAI facility employees receive routine training on the management <br /> of any such leaks. IAAI follows a specified set of standards to ensure high quality operations, <br /> which are outlined in the Environmental Best Management Practices Manual containing the <br /> standards IAAI applies to its operations. In addition, to address any environmental issues that <br /> might arise out of IAAI's operations, IAAI carries a pollution liability policy issued by a highly <br /> rated insurance company which covers all of its locations throughout the US and Canada. <br />
