Civil, <br /> Environmental <br /> a Water <br /> Mill Resources <br /> 1� <br /> MEMORANDUM <br /> ENGINEERING CORP. <br /> TO: Linda Turkatte, REHS <br /> Director, San Joaquin Enviromnental Health Department <br /> FROM: Norman Hantzsche, PE, Questa Engineering Corporatio� - <br /> DATE: August 15, 2019 <br /> SUBJECT: OWTS Design Review for Holly Commerce Center, Buildings A&B <br /> PROJECT OVERVIEW <br /> The project is for the construction of two large commercial/industrial buildings(A&B)on an <br /> approximately 10-acre site,within the Holly Commerce Center. The essentially flat building site <br /> is currently an open field, used in the past for agriculture. Each building will cover <br /> approximately 3 acres,with nearly all of the remaining area around the buildings occupied by <br /> paved driveways, parking, loading and storage area. It appears a small amount of unpaved area <br /> is provided for landscaping and for the onsite wastewater facilities on the north side of the <br /> buildings. Storm drainage from the site will be collected and routed to a large detention/retention <br /> basin located approximately 100 feet from the northwest corner of the site, north of Sugar Road. <br /> OWTS DESIGN (Siegfried Engineering Inc.,dated June 12,2019) <br /> Sanitary wastewater generated by the project is assumed to be from employee restroom use. <br /> According to the Sanitary Sewer Design by Siegfried Engineering,wastewater from each <br /> building will be treated and disposed onsite using conventional septic tank treatment and <br /> leaching ("filter") beds,as follows: <br /> • Wastewater flow: Average daily wastewater flows are estimated based on plumbing <br /> fixture units(16 per building)at 320 gpd per building; 640 gpd total for the two buildings. <br /> • Septic tanks: One 2,000-gal (2-compartment)concrete tank is proposed for each building. <br /> • Effluent Lift Station: A lift station following the septic tank is provided to pump the <br /> effluent to the disposal field via a distribution box. <br /> • Disposal: Leachfreld"filter beds" of 744 square feet provided for each system; 8-ft wide x <br /> 93.5-ft long, with 12"of drain rock below 4"perforated distribution pipe; sizing is based <br /> on percolation test results with corresponding soil acceptance rate of 0.43 gpd/ftz(per <br /> SWRCB OWTS Policy, 2012); a 5-ft vertical separation distance from bottom of filter beds <br /> to the local water table is indicated. <br /> • Future Reserve area: 100%reserve (expansion)area designated on plans <br /> 1 <br /> Box 70356, 1220 Brickyard Cove Rd.Suite 206 Pt.Richmond,CA 94607 T.5101236.6114 F:5101236.2423 E:Questa®QuestaEC.com <br />
