I. INTRODUCTION <br /> This Report issues my findings regarding the Nitrate Loading and Soil Suitability Studies <br /> completed for the proposed warehouse Buildings referenced as A&B of the Holly Commerce <br /> Center, also known as the North Tracy Commerce Center. These studies were completed to <br /> examine the surface and subsurface soil textures and soil chemical characteristics, and the <br /> chemistry of the underlying water table to determine the suitability and subsequent design of the <br /> on-site wastewater management system. In addition, the findings correlate the soil and underlying <br /> water table analyses with the nitrate loading potential from the future wastewater disposal system <br /> to serve these two Buildings. <br /> Siegfried Engineering, Inc. has provided the civil engineering for this project, and the data and <br /> design criteria for the effluent disposal system. This has also been correlated with the findings of <br /> these Studies. This report complies with San Joaquin County Development Title, Section 9- <br /> 1105.2(d). <br /> Within the text of this Report, Bolded Section (§)numbers are referenced at the beginning of an <br /> applicable Paragraph(s), or Appendices that correspond with the EHD Requirements Checklist. <br /> Section Numbers referenced as SSS§, are sections applicable for the Soil Suitability Study <br /> Requirements Checklist. Section Numbers referenced as NLS§, are sections applicable for the <br /> Nitrate Loading Study Requirements Checklist. Other portions of text may also apply to other <br /> sections of the Checklists, but may not necessarily be referenced with a Checklist Section <br /> Number. <br /> NLS§2.3, SSS§3.1. The subject property is located in the immediate southeast corner(SEC) of <br /> the intersection of Sugar Road and Holly Drive. Tracy municipal water services will.provide <br /> domestic water for the project;therefore,there are no domestic well(s)on the subject parcel. <br /> There are no septic systems on the property and it may be decades before municipal wastewater <br /> services become available. <br /> SSS§ 1.1, 1.2. The SJC District Viewer and.APN Maps indicate the subject Parcel is 110.35 <br /> acres with no buildings on the property where the proposed A&B Buildings are to be constructed. <br /> Grading procedures are in the process of formulation. General plan and current zoning are <br /> denoted on the Cover Page. <br /> The testing protocol has found the indigenous soils under the four test locations to contain a <br /> predominate lean clay soil material. The soils possess a slightly below average permeability,with <br /> the perc test in the SWC of the property having a failing perc rate. Given that all other tests had <br /> passing rates, this perc test result is deemed an anomaly. <br /> Page -1- <br /> Chesney Consultina <br />
