PA-0400339 OF LARRY KUNDERT <br /> (APN: 119-210-09) (ADDRESS: 2605 E. WATERLOO ROAD, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Variance application to reduce the <br /> required side yard setback in the C-G zone abutting a residential use from twenty (20) <br /> feet to one (1) foot. <br /> The project site is located on the north side of Waterloo Road, 400 feet west of Sunset <br /> Avenue, east of Stockton. <br /> The property has a General Plan designation of C/G (General Commercial), and is <br /> zoned C-G (General Commercial). <br /> The application is scheduled to be heard by the Planning Commission on August 19, <br /> 2004. The Community Development Department has reviewed the proposed Variance <br /> application and will be recommending that the Planning Commission approve the <br /> Variance application based on the ability to make the required findings. <br /> Background <br /> In March of this year, the applicant submitted an application for a Site Approval to build <br /> three multi-tenant commercial buildings to be constructed in two phases over a five year <br /> period. The buildings will be used for tenants with specific approved uses that are <br /> permitted in the C-G zone. Phase 1 includes Building #1 at 9,000 square feet and <br /> existing Building #3 at 3,500 square feet. Phase 2 includes Building #2 at 19,800 square <br /> feet and will begin within five years. The approved site plan for the Site Approval <br /> application with the location of Building #2 will be determined based on the final outcome <br /> of this Variance application. <br /> In 1995, the owner of the adjacent parcel to the east applied for and received a Business <br /> License to operate a mobile home park. That same mobile home park has been in <br /> existence since before 1979. <br /> t <br />
