The owner/developer shall dedicate and improve West Lane within the limits of the project as <br /> needed to comply with the adopted West Lane Specific Plan. Full frontage improvements <br /> including, but not limited to, curb, gutter, sidewalk, driveway installation, pavement widening <br /> and street lighting shall be installed prior to occupancy of any buildings/structures on this site. <br /> 2. Only two driveway locations serving the site shall be allowed. Each driveway shall be limited <br /> to a "right turn in-out" only driveway not to exceed 25' in width. To minimize potential <br /> vehicular conflicts at the intersection,the driveway on Alpine Avenue shall be located easterly <br /> adjacent the easterly property line of the site, and the West Lane driveway shall be located <br /> adjacent the southerly property line of the site. The two other existing driveways located near <br /> the intersection shall be abandoned, and replaced with curb, gutter, and sidewalk. <br /> 3. The parking lot configuration shall be revised to conform to City of Stockton Parking Area <br /> Standards Nos. 40 through 41 G. <br /> 4. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
