5.0 ASSESSMENT OF RISK AND BENEFICIAL USES <br /> ' Based on the information provided in this report, the presence of TPH and <br /> related constituents at the West Weber Avenue sites does not pose a <br /> ' significant threat to human health or the environment, for the following <br /> reasons <br /> ' • Human contact with TPH-impacted soils at the site is unlikely The <br /> impacted soil interval 1s greater than 5 feet below ground surface The <br /> site is currently zoned for industrial usage, and exposures would be <br /> ' incidental currently or after development that may occur If the sites <br /> were to be developed, construction workers would have the highest <br /> likelihood of direct contact However, due to shallow ground water at <br /> the site, future construction would likely be slab on grade rather than <br /> involving sub-grade construction, further minimizing the potential for <br /> exposure <br /> • The limited ground water impacts at the sites do not pose a risk to <br />' human health or the environment As shown by historical monitoring <br /> data, the zone of ground water impact is limited to the immediate <br /> vicinity of the former USTs, and has not migrated over time Chemical <br /> concentrations have decreased significantly over the 7-year monitoring <br /> period Additionally, site ground water is not a source of drinking <br /> water <br />' • Evaluation of the bioremediation capacity of the sites indicates that <br /> bioremediation is occurring and will continue to occur This naturally <br /> occurring activity will further reduce the presence of TPH and <br /> associated constituents in the subsurface <br />' ERM 21 CATFLLUS/2996 10-ID/J3/99 <br />
