CONDITIONS OF APPROVAL <br /> PA-02-345 <br /> Fisher <br /> Minor Subdivision Application No. PA-02-345 was approved by the San Joaquin County Community <br /> Development Department on September 12, 2002. The effective date of approval is September 22, <br /> 2002. This tentative map approval will expire on September 21, 2005, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated July 31, 2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) <br /> (2) Parcel 1 shall be between two (2) net acres and five (5) gross acres in size. (Development Title <br /> Section 9-610.3[a]) <br /> c. SETBACK REQUIREMENTS: The following setback regulations shall apply to this map: <br /> (1) Single-family residences shall be located at least thirty(30)feet from the rear property line and at <br /> least ten (10)feet from the side property lines(Development Title Section 9-610.5). <br /> (2) Accessory buildings shall be located at least fifteen (15) feet from the rear property line and at <br /> least ten (10)feet from the side property lines(Development Title Section 9-610.5). <br /> d. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred separately until September 22, 2012, or upon the <br /> death of an owner owning at least fifty(50) percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for <br /> homesite purposes, except for financing only, by Section 9-610.3 of the San Joaquin <br /> County Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated September 9, 2002.) <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (See the attached memo dated September 10, <br /> 2002.) <br /> 4. S.
